Boilers are one of the main sustainers of comfort in the modern home. Unfortunately, they depend on the ongoing functioning of a range of different components and interconnected systems, one of which is your house’s plumbing. That being said, the impact that a water cutout will have on your boiler is a little more nuanced than that – let’s take a closer look.

The short answer

In most cases – yes, boilers will keep on working for heating, but not for hot taps. Most gas boilers heat two separate circuits; your central-heating loop is a sealed system, full of treated water that recirculates through radiators. 

Your domestic hot water, on the other hand, depends on mains supply. If the mains is off, hot taps and showers won’t run, but the boiler can usually still warm the house – provided that the system pressure is healthy and the boiler doesn’t have an automatic shut off function.

Combi boilers

A combi heats up water on demand, when a flow switch senses that water is running at a tap. With the mains off, that switch never triggers, so the hot-water side simply sits idle. 

Central heating is different: the combi boiler can continue to circulate and heat the sealed radiator loop as long as the pressure gauge shows roughly 1.0-1.5 bar and the room thermostat is saying that it needs to keep on putting out heat. No mains water is required for that part.

System and regular boilers 

Where you have a cylinder, the boiler heats a primary coil in a closed loop, while the cylinder holds your usable hot water. If the mains is off but the cylinder is already full, you might still have some hot water that will come out of your tap, until the stored volume runs out. 

Don’t try to force run this kind of boiler if you know the cylinder is empty (for example after plumbing works) because “dry firing” can overheat the coil and even lead to fires and other incidents. In that scenario, select “heating-only” until the water supply returns.

What can stop heating in sealed systems?

Sealed systems rely on steady pressure. If recent work has required the venting of radiators, or a leak has dropped that pressure below the boiler’s threshold, it should lock the system to protect itself. 

You also won’t be able to re-pressurise the system via the filling loop while the mains is shut. Some modern appliances will refuse to run if sensors detect low flow or air; that’s a safety feature, not a fault, and you definitely shouldn’t try to force a bypass. Call an engineer from somewhere like Able Plumbers, and wait until they sign off on the system.

While some boilers will still keep your central heating running if the mains is off, you won’t be able to use hot water from the tap. Shut down the boiler if pressure in the heating system won’t hold, the boiler trips repeatedly, or you suspect the cylinder is empty. Safety devices are there to save pumps, heat-exchangers and your home – a quick pause in heat is worth it in the long run.
